REAL ESTATES


Hello fellows =)
Kindly apologize for long time no updates! I have just arrived at the house and having my coffee now...  I’m having lots of things, work, things, and work again to be settled = (
In the meantime I would like to share with you all about my 2nd BIG interest on property developer topic! Why this topic? Because I’ve been long time desire to speak about what I knew on PROPERTY DEVELOPER! Come and start with the definition of it!
OH! In other word it’s wider known as REAL ESTATE DEVELOPMENT .This bring meanings of multifaceted business, encompassing activities that range from the renovation and re-lease of existing buildings to the purchase of raw land and the sale of improved parcels to others. Developers are the coordinators of the activities (converting ideas on paper into real property).
Real estate development is different from construction. I always remember on this one’s distinction in New York Times saying that “Developing is the key word. ‘We don't build ourselves', but unlike THE REAL DEVELOPER stresses with “we buy the land, finance the deal, and then we have the best builders build under bond at a fixed cost.”
This going to the 2nd and last explanation, which tells developers buy land, finance real estate deals, build or have builders build projects, create, imagine, control and orchestrate the process of development from the beginning to end. Other than that, developers usually take the greatest RISK in the creation or renovation of real estate—and receive the greatest rewards. Typically, developers purchase a tract of land, determine the MARKETING of the property, develop the building program and design, obtain the necessary public approval and financing, build the structure, and lease, manage, and ultimately sell it. Developers work with many different counterparts along each step of this process, including architects, city planners, engineers, surveyors (ouch my future career) , inspectors, contractors, leasing agents and more. Hence, with this basic info, for those who are planning to go for real estates, do more research with marketing!
